Right to buy - Things to consider

  • Not everyone who rents a home from L&Q has the Right to Buy or Right to Acquire
  • Can you afford to buy? - Take into account those members of the family who are eligible to buy with you but remember they will have a legal interest in the property and be included on any mortgage. Get independent financial and legal advice in respect of this.
  • Have you got £3500 to cover the up front fees you will need to pay when buying your home?
  • Is it the right time to make your application? Do not be pressured into making your application. The Department for Communities and Local Government states that the government "is committed to the Right to Buy process". Although changes have been made to the scheme it is not being phased out at present. L&Q will keep you informed of any changes that affect your Right to Buy or Right to Acquire. Only you know your own circumstances and if the time is right for you to enter into home ownership.
  • Consider the long-term financial commitment and how this might affect you. Once you have committed yourself and brought your property there is no going back.
  • Can you cope with the repairs and maintenance not just now but in the future? What if the roof needs replacing or the boiler breaks down? Are you prepared and able financially to deal with these?
  • Have you considered how you would cope if you or your partner were unable to work? How would you manage with the mortgage and any unexpected repair bills? Housing Benefit would not cover your mortgage payments in the event of your incapacity to work.
